Our Very First House for Hashtag HomeGoals Comes Swinging Out of the Gate!!

This House…oh my goodness…is crème de la crème for so many reasons.

  1. It is located in a neighborhood that has been completely revitalized and is the Hot Place to Be!

    • As the name implies, the neighborhood “Park Circle” is mapped out so that each street is a circle. As you get to the center, you reach—you guessed it—a park! A nice park with ducks, the whole thing!

    • The center of this neighborhood also has its own quaint “downtown” area, just a few blocks in size, where local shops, restaurants, art galleries, coffee houses and bars with live music thrive.

    • This magical place has become a genuine “community” (something that many of us feel we are losing).

      • Many people purchased these homes at low prices and are now living in considerable investments. Basically, any house from Park Circle is considered a good investment.

  2. Old House Lovers! This house was built in 1955. It is CLASSIC Craftsman/Bungalow/Cottage Style!!

    • It is oozing in comfort, cuteness, & functionality. You will notice the wonderful use of space. This Small House Seems Big!!

Climbing vines of honeysuckle wrap around an adorable garden arc—a staple in cottage garden aesthetic—which summons you to enter. This front stoop is common among local houses built in the 1950’s; the black iron leafy vines bordering the stoop are on many if not most homes.

Exterior Values: Curb Appeal. Sidewalk. Room Addition. Garage.

1. A SIDEWALK! many neighborhoods are lacking in this feature. a sidewalk brings safety, boundaries, a quaintness of surroundings, and an overall peace of mind for the pedestrian.

2. CURB APPEAL! this house is doing great. other than a little sprucing—clean the siding & add some landscaping—it is rocking it with no weeds, clean cement, gorgeous classic color combo of yellow and blue, and of course the garden arc entry.

3. ROOM ADDITION! yippee awesome that this mid 20th century house was given some extra square footage! and with a bay window!? oo la la! a room addition like this : size. layout. home value. this was a great move by the previous homeowners.

4. GARAGE! having a garage is somewhat invaluable for a homeowner. it’s uses are truly endless; from motor vehicle storage, to extra sleeping quarters/home office, or even a space for art or gardening.

The Entryway

OPEN THE FRONT DOOR AND HERE YOU ARE, THE ENTRYWAY.

As you enter the house, you are met by a wooden staircase and a coat closet. A timeless yellow paint on the walls is enhanced with gorgeous thick, large trim and molding.

I personally have never quite liked parque tile (wood or vinyl/laminate) flooring, but i do think it looks good here.

Walk in and To The Right: i absolutely love the little “chill out & hang zone” with the DIY wrap around bookshelves (HURRAY!) across the walls.

TO RIGHT OF THE ENTRYWAY—NICE READING NOOK WITH BUILT IN SHLEVES

Aside the entryway is a nice reading nook & library with built-in wall shelves. A pocket door (another huge favorite of mine!) separates the reading nook and the master bedroom.

TO THE LEFT OF THE ENTRYWAY—THE DINING ROOM.

Walk in and To The Left: A well appointed Dining Room. Not too busy, minimal pieces of furniture and décor yet still timeless in design aesthetic.


The Well Connected Dining Room

This room is gorgeous with tons of natural light. The Dining Room is a perfect size; enough room to seat plenty of people and hold a large cabinet hutch. Though the room is minimal in furniture and decorative extras, each detail comes together with traditional aesthetic making this dining room cozy, bright, and cheery.

  • The light fixture is hung as per interior design measurement rule of thumb.

  • The walls are a perfect light neutral. The blue/grey rug is Perfect. one item of opposite “tone” is a Pro Move.

  • A Cottage/Farmhouse/Shabby Chic Staple—The French Door—leads into the aforementioned bay window room addition.

The pass-through into the kitchen has a nice serving window to connect people in the dining room and kitchen.

  • The “service/serving window” as it is traditionally called, is adorned with a clever and attractive partition—a classic white full-length curtain.


Room Addition

FRENCH DOORS LEAVING THE DINING ROOM AND INTO THE ROOM ADDITION

  • I LOVE EVERYTHING! this room is fun and random, yet pulled together into one.

  • a little bit of art hung here and there. just enough. and slim & sleek to harmonize with the large comfy rough-sawn vibe of the rest of the room.

  • they found a large rug that pulls the room together. the 2nd layered rug is such a nice touch!

  • the furniture! the comfy couches. the black accent chairs. the midcentury modern side table. the outdoor garden chimes hanging inside, above the cute cozy bay window seating nook!

THIS ROOM ADDITION WAS PROPERLY ADDED ONTO THE HOUSE—THE HVAC IN HERE HAS BEEN TIED INTO THE MAIN HVAC SYSTEM—THAT NOW MAKES THIS ADDITION LEGALLY CONSIDERED A PART OF THE HOUSE. THEREFORE, THE HOUSE NOW HAS MORE SQUARE FEET, MORE AMENITIES, AND MORE TO OFFER IN GENERAL. A GOOD MOVE, AND THIS ONE WAS DONE VERY WELL.

I LOVE THIS ROOM ADDITION!! IT IS A KNOCK OUT OF THE PARK FOR ME!

  • the plank-siding walls. the beadboard ceiling.

  • the painted brick wall from the original layout.

  • the paint color chosen for the room.

  • the DIY built-in cabinet hutch. the DIY bay-window bench!

    • built sincerely & honestly, it is perfect.

    • DIY + LOVE is one of the best things you can find in a house, and this house is that.

  • the french doors. the bay window. the hardwood floors.

WHAT AN ADDITION!! CHECK OUT THAT SPACE! THAT CEILING! THAT BENCH!

the room addition continues out, through exterior grade “french doors” into a new enclosed space. it could be used as a storage space, a patio hang-out, a place for animals, anything you might want!

The homeowners stayed true to the DIY+LOVE ethos, by adding cheery yellow hardiplank walls, properly installed electrical (which should be a given, but in fact is a miracle), and gave it that extra TLC by converting the window(which comes from the kitchen); adding a cute ledge and plantation shutters (see below)


Kitchen: The Old & The New

FROM THE DINING ROOM, WE WALK IN TO THE UPDATED KITCHEN

What an adorable kitchen! The Old Meets The New—So Many Hearts/Digs/Smiley Emojis! 😍

They did such a good job—balancing their budget and options—keeping the look and feel of the old kitchen and enhancing it with everything that modern home-buyers want:

  • stainless steel appliances. recessed lighting. open concept kitchen. (open concept anything). plenty of storage!

WHEN YOU LOOK PAST THE KITCHEN, YOU CAN SEE THAT ADJACENT OPEN ROOM HAS A NICE SMALL ENTRY FEATURE: SHELF WITH HOOKS AND A TABLE WITH STORAGE. AS WELL AS A SHOE DROP OFF AREA. ALSO, YOU CAN SEE THE NICE MULTI-PANED WINDOW OF THE WHITE EXTERIOR DOOR.

GENIUS RE-APPOINTED REFRIGERATOR INTO THE OLD PANTRY SPACE. A NEW PANTRY WAS ADDED! BESIDE THE FRIDGE IS A WONDERFUL KITCHEN STATION, WITH NEW GLASS CUPBOARD DOORS, AND A BUILT IN SPACE FOR THE MICROWAVE. BRAVO!!

This kitchen is huge, so much counter space, and an entire island (with an electrical outlet😍) to boot!

WHO’D A KNOWN!? If you told me that the kitchen counters were speckled pale lime and that the walls were painted in a matching pale lime!? 🤢😝! NO WAY!

What a refined sense of design and aesthetic one must have to 1) conceptualize this and 2) make it work. BRAVO!!


Breakfast Buffet Casual Dining Area

THE WHITE WOOD PLANK KITCHEN DIVIDER IS A PERFECT SHABBY CHIC TOUCH. THE BREAKFAST BUFFET IS ADORABLE. I ABSOLUTELY LOVE THE DECORATIVE SHELVES WITH THE CORBEL BRACKETS. A GREAT CASUAL SPACE FOR THE MODERN FAMILY.

The kitchen, now opened, connects you to the breakfast nook. This way, everything is nice, cohesive, and connected. Not to mention the extra “kitchen/office/miscellaneous” functional space you are given in a layout like this.

THE BREAKFAST NOOK LEADS TO THE BACKYARD THROUGH SLIDING GLASS DOORS. THE CARPETED HALLWAY LEADS TO THE MASTER SUITE.

This opened area was nicely done! Not too big, not too small, JUST RIGHT!

  • The calm grey color of the walls. nice paint job and trim job.

  • The long-lasting tile floor.

  • Large Sliding Glass Doors into the Backyard.

    • LOTS OF NATURAL LIGHT!

From the breakfast room, a hallway leads to a half-bath, the laundry room, and the master suite.

HALF BATH OPPOSITE THE MASTER BEDROOM. ORIGINAL GREEN TILING!! OLD HOME LOVERS’ DELIGHT!


The Master Bedroom

THIS MASTER SUITE IS A LONG ROOM. IT HAS BEEN SPLIT IN TWO BASICALLY. 1)THE BEDROOM SIDE OF THE ROOM 2)THE SEATING & LOUNGE SIDE OF THE ROOM, ACROSS THE FIRE PLACE.

This was likely once the living/gathering room. That said, after the addition to the house, this room serves as a master suite very well.

Those Large Wooden Windows Are Gorgeous and Bring In Lots of Natural Light!

MASTER SUITE: BED. TELEVISION AND RECORD PLAYER ON 6-DRAWER CHEST OF DRAWERS. IN VIEW IS THE MASTER BATHROOM AND LAUNDRY ROOM. THE LAUNDRY ROOM ADJOINS THE HALLWAY AND THE BEDROOM.

THE MASTER BATHROOM

Its not farmhouse or cottage chic per se, but I like the master bath a lot.

  • i Love the large slate gray tiles! I love the shower!

    • I Love the Squatty Potty! it HAS changed my bathroom experience & my life! a true “wellness” product! 1,000% Recommend!!

  • i love the furniture style of the Double Vanity and the correct use & position of two separate framed mirrors over the sinks! 😊

  • i like the large window, and the mirrored medicine cabinet by the window. placing mirrors around and about bounces the sun’s light all over your room (a good tip to use)

  • the shelf and framing of what used to be a window (now in between the master bath and laundry room) is good “retro-fit” though it could be better.

THIS SEALED FIREPLACE WAS MOST LIKELY THE HEATING ELEMENT FOR THE LIVING ROOM OF THE HOME’S ORIGINAL FLOOR PLAN.

I certainly appreciate the original fireplace and its trim! i also love the beadboard on the wall to the left of the fireplace. I love the chunky molding and the antique white neutral colored walls.

and we come 360, full circle around the first floor. we are back at the awesome reading nook, connected to the master suite by pocket door and open to the hallway.


Heading On Upstairs!

By The Way—The Stairs (white rise and wooden steps!? YES!)

HERE WE ARE UPSTAIRS! AS WE ASCENDED WITH THE HELP OF THE HUMBLE HANDRAIL, WE ARE WELCOMED BY THE SUN & THE PERFECTLY SIZED LANDING SPACE.

Hardwood Floors. Crown Molding, Trim, Happy Yellow Paint, Shabby Chic Elements (like the louvered doors) and those DIY+Love Additions (like the metal toe plate into the upgraded bathroom) have this house continuing to steal my heart. and talk about NON STOP NATURAL LIGHT!!

AMAZING UPSTAIR BEDROOM. ATTIC STORAGE. SMALL ROOM BUT BIG ENOUGH TO FIT A DRUM KIT!

Upstairs Bedroom. Great Space. Great Size. Great Floors. Nice Natural Green Walls. Wonderful Attic Closet & Storage Space on Both Walls! Great Vibe!

LANDING PAD OF THE UPSTAIRS. VIEW OF THE BED, BATH, AND POSSIBLE LINEN CLOSET, MAYBE A LAUNDRY SHOOT, MAYBE A HEAT PUMP.

Across the hall upstairs, an AMAZING home office/multi purpose room. LOOK. AT. THAT. STORAGE. MOUTHWATERING.

A CUTE PICNIC BENCH SITS IN A PARTITIONED GARDEN AREA, SURROUNDED BY GREENERY INCLUDING TOMATOES IN ATTRACTIVE LARGE POTS SUPPORTED BY DECORATIVE TRELLISES.

A TRUE HOMAGE TO DIY LIFE. THE PICNIC BENCH AND THE PLANKS OF THE GARDEN BED ARE PAINTED TO MATCH THE CLASSIC DIY 101 BENCHES MADE OF EXTERIOR GRADE LUMBER AND CEMENT BRICKS. THE TRIM OF THE CHICKEN COOP IS PAINTED TO MATCH AS WELL.

THE HOMEMADE GRAVEL AND PATIO TILE PATH WINDS AROUND THE ENTIRE BACKYARD!! IT IS EDGED WITH OUTDOOR GARDEN PLANKS AND OLD CHARLESTON BRICK (A COMMODITY AROUND HERE) SOLAR LIGHTS GUIDE YOU AT NIGHT.

what a beauty this back yard is. it warms my heart. even just seeing that white painted pallet leaning against the amazing privacy fence. the mild roll of the landscape. everything appointed, but feels totally organic.

A VIEW OF THE BACK OF THE HOUSE. THE CHICKEN COOP IS SURROUNDED WITH SOLAR LIGHTS. THE ENTRY HAS A MOTION SENSING SOLAR LIGHT. VERY SMART—TO CREATE A BUFFER ZONE AROUND THE COOP AND RUN—AS ALL CHICKEN PARENTS KNOW, THEY TEAR DOWN A LAWN IN NO TIME. THIS ALSO KEEPS THE MESS IN ORDER. VERY AWESOME. YOU WILL NOTICE THE WHOLE YARD HAS PATHWAYS THROUGHOUT.

HERE IS THE DUCKS’ COOP AND PLAYGROUND! YOU CAN SEE A FEW BY THE POOL RIGHT NOW! AWWW!

A GREAT VIEW OF THE LARGE “POULTRY AREA” FUNCTIONALLY SEPARATED FROM THE REST OF THE BIG BACKYARD. THE NUMBER OF TREES IS PERFECT. THE SIZE OF THE TREES IS ALSO PERFECT.
